  • Run the bathroom fan for 20 minutes after every shower to keep moisture out of drywall and grout.
  • Fix leaks and dry damp areas within 48 hours. Mould needs moisture, and removing moisture is cheaper than removing mould.

  • Cut scented products and aerosols, which are a direct and avoidable source of volatile organic compounds.

When Ventilation Beats Filtration

Filters remove particles. They do nothing about gases, carbon dioxide, or the stale feeling of a house that has not exchanged air in weeks. That distinction is why Health Canada advises that filtering indoor air is rarely effective on its own and should sit alongside source control and improved ventilation.

In practice, this is the diagnostic question we ask first in newer Durham builds. If the house feels stuffy, windows fog on the inside in winter, or odours from cooking linger for hours, filtration is not the answer. A heat recovery ventilator is, because it brings in outdoor air continuously and recovers most of the heat from the air it expels, so it does not undo your heating bill. Possible downside: an HRV is the most expensive item on the list, needs balancing and commissioning at install, and a poorly installed one can create pressure imbalances that make air quality worse rather than better. In those homes the money is better spent on sealing, filtration, and humidity control.

Humidity, the Part Most Homes Get Wrong

The target is 30 to 50 percent relative humidity year round. Below 30 percent, which is where most Durham homes sit in January, you get static shocks, dry skin, scratchy throats, worse sleep, and cracking in wood floors and instruments. Above 50 percent, which is where basements sit in July and August, you get mould, dust mites, and musty odours.

Both ends are indoor air quality problems, and both have straightforward equipment answers: a whole house or portable humidifier for winter, a dehumidifier or properly sized air conditioner for summer. An oversized air conditioner is a hidden cause of a damp feeling house, because it cools quickly and shuts off before it has removed enough moisture. Safety first, always. If you smell gas, leave the home immediately and call your gas utility emergency line from outside. If a carbon monoxide alarm sounds, get everyone outside and call 911. Carbon Monoxide and Radon, the Two You Cannot Filter

No air filter, purifier, or UV system removes carbon monoxide or radon. Both are gases, both are odourless, and both are the genuinely dangerous end of indoor air quality, so they get handled separately from everything else on this page.

Carbon monoxide is a combustion byproduct from furnaces, water heaters, fireplaces, and attached garages. Ontario law requires working CO alarms near sleeping areas in homes with a fuel burning appliance or attached garage. Test them monthly, replace them per the manufacturer's date, and have combustion appliances inspected annually. A properly performed annual furnace maintenance visit includes a combustion and venting check, which is the point of it.

Radon is a naturally occurring radioactive gas that enters from the soil and is, according to Health Canada, the leading cause of lung cancer among non smokers in Canada. It cannot be detected by smell and it cannot be filtered out of the air. The only way to know your level is a long term test kit of at least 90 days, and if the level is high the fix is a mitigation system installed by a professional certified under the Canadian National Radon Proficiency Program. This is outside HVAC scope and we will tell you so rather than sell you equipment that will not help.

How We Assess a Durham Home
